De-rate main switch to match cable sizing

Main switch (in fact all switches) must be suitable sized only for the cable that’s carrying the electrical capacity, eg a 16mm sized cable is not rated for 80A current, therefore if currently there Is an 80A mainswitch (CB), it must be derated accordingly so that when the cable is at capacity, ie 63A, the switch will shut off when current reaches above 63A, otherwise if the switch remain on 80A, the wire will burn up before the actual switch trips due to the wires carrying through 80A when its only suppose to carry 63A.

Who is qualified to perform the gas safety check?

Plumbers/Gas fitters require the additional specialised class of “Type A appliance servicing” endorsed as part of their current license with the VBA. The specific approved competency unit is CPCGS4022A.

What documentation is required at the end of every gas safety check?

Accurate as of June 2022, new legislation require both the gas safety checklist to be filled out as well as a copy of the online VBA servicing record, according to the VBA a new mechanism is in development to make this submission easier and simpler, however nothing is concrete at this point in time and updates will be provided in the future. This is important for the rental provider because the previous checks only just required the gas safety checklist, a lot of the agents/landlords are not aware of this new requirement.

What happens if we detect a gas leak?

There are many possible scenarios with a gas leak, we check for gas pressure and if we detect a drop in pressure between the meter and the appliance it would indicate a leak in the gas line somewhere, however it is not possible to determine the location of the leak as the lines are underground, safety legislation require the attending plumber to shut off the gas entirely or to the said appliance and will recommend a repair or replacement ASAP with the rental provider.

Who’s responsible for the leak in the gas line?

If the leak occurs before the gas meter, it is usually the responsibility of the gas provider, in Victoria, it would be between, Multi net Gas, Australian Gas Network, and Aus Net Services. If the leak occurs after the gas meter, it is your responsibility as the rental provider.

What happens if an appliance is deemed not safe?

Recommendations will be made to replace or repair asap to the rental provider or their agent, tenants will be notified as in some cases an appliance must be cut off if unable to be made safe on the spot.

As a tenant, what can I do if the rental provider do not respond to the emergency gas repair request?

Safety switches (also known as RCDs or RCBOs) - what are they?

It is important to use safety switches in order to prevent electric shock. When current leakage is detected, they shut off the electricity supply. The current flowing through a person is stopped, preventing serious electric shock and burns. The device almost instantly activates and reduces the risk of electrical accidents by switching off the circuit within 0.03 seconds.

I have circuit breakers. What’s the difference?

An electrical circuit is protected by circuit breakers by interrupting power in the event of a high current fault or overload. Unlike a regular switch, a safety switch prevents electricity from flowing to the earth when it detects leaks to the ground. Wiring and appliances are protected by circuit breakers, while people are protected by safety switches. The easiest way to tell if you have a circuit breaker or a safety switch is to look out for the test button that’s available on the safety switch.

We will be unable to complete the job if asbestos is detected until it is removed. Additionally, the size of the switchboard may be different to the currently installed switchboard - in this case, any required painting or aesthetic work is also excluded from our services.

What are some things I need to be aware of before going ahead with a full switchboard upgrade?

Electricians are only allowed to install the switchboard - they do not however have the authority to re-energise the board, meaning the mains must remain completely disconnected before an LEI (licensed electrical inspector) inspects the board - only they have the authority to re-energise and reconnect the main. In this case a prescribed certificate of electrical safety is issued.

Will I be charged for a quote?
